The UK office of a private family investment trust has relocated from Mayfair following the acquisition by Richard Henry & Co of a 2,993 sq ft office floor in Kean House, 6 Kean Street, London WC2.
Kean House was the subject of a recent full refurbishment by the owners including the installation of air conditioning and full access raised floors throughout. The accommodation acquired is to be fitted out to a full Grade A specification by a fit out company introduced to the client by Richard Henry & Co.
The terms agreed include an option for the tenant to determine the lease at the end of the fifth year of the lease and a four month rent free period.
London NW6 office letting
Acting on behalf of Phillip's Maps, a subsidiary of Octopus Publishing Group, Richard Henry & Co has let a 7,000 sq ft office suite at 111-116 Salusbury Road, London NW6 to Zonemedia Limited.
The accommodation comprises ground floor B1 office space with air conditioning and raised access floors, divided into two separate suites separated by a central reception atrium and has the benefit of three parking spaces.
The accommodation has been let at asking terms on a sub-lease to 2016 with an option to determine the lease in 2009
Richard Henry & Co have represented Octopus Publishing Group since 1998, previous transactions including the acquisition of a 27,000 sq ft headquarters building in London Docklands, a subsequent rent review of that building, and the disposal of a 6,000 sq ft surplus office building in Shelton Street, London WC2.
Kensington shop lettings
Acting on behalf of a private family trust, Richard Henry & Co has let two self contained retail units in St Albans Grove, Kensington, London W8.
14 St Albans Grove has been let to Water Jewels and 16 St Albans Grove let to the Buttercup Bake Shop.
The units are situated in a quiet but affluent residential area to the south of Kensington High Street and asking terms were achieved in respect of both units.
Architects move to NW5
Instructed to act on behalf of Caroe & Partners Architects, specialists in the conservation and maintenance of historic buildings, Richard Henry & Co has acquired an office suite of 1,700 sq ft in Deane House Studios, Greenwood Place, London NW5.
The Deane House Studios complex is a character period building recently refurbished by it's owners to a high standard providing modern loft style office/studio space.
From Berkeley Street to Baker Street
On behalf of a private investment fund, Richard Henry & Co has acquired an office suite of 1,155 sq ft at 105 Baker Street, London W1.
Terms agreed included an option for the tenant to determine the lease at the end of the third year of the lease and a five month rent free period.
Richard Henry & Co were also responsible for negotiating a Dilapidations claim from the landlord's of the client's previous office accommodation in Berkeley Street, W1, achieving a 33% reduction in the claim.
